Modular houses are prefabricated buildings made up of individual “modules” or parts that are constructed in a factory setting (off-site) and then delivered to the building site (on-site) to assemble. These modules can be placed in a variety of configurations and are then joined together to form the overall building structure.
No. Mobile homes, which since 1976 have been known as manufactured homes, can either be temporarily or permanently affixed, meaning that they can be uprooted and moved. Modular homes are built on permanent foundations and subject to the same local, state, and regional building codes as homes that are constructed on-site. Mobile/manufactured homes are subject to federal codes. Both types of homes are prefabricated in a factory before being transported, but while modular homes are transported in sections that are then assembled on-site, manufactured homes can either be transported in sections or in one piece.
Sixty to ninety percent of a modular building is pre-constructed. Once the modules are delivered to the site, assembly time ranges from hours to days. Modular homes are thus quicker and easier to assemble than traditional homes, which can take several months to build from scratch. The cost of labor is lower and construction is more time-efficient. Because the building is prefabricated, less waste is produced. Construction materials are stored in factories and are less likely to be stolen or damaged, and leftover materials can also be reused. Furthermore, the modules making up the home tend to be more durable than traditional construction materials and capable of withstanding environmental threats because they need to withstand travel requirements.
